Your starting point is usually your initial enquiry for a dream or investment property in Bulgaria. Our experienced consultants will assist you with all aspects of your enquiry . For example, you might enquire about an existing property featured on our website and you would like to receive further details about it, or you may just want to look for something different that you would like us to help you look for. Both ways are possible and both types of enquiry will be handled with utmost care and attention.
Once we've found a property the next step is for you to inspect it. We are able to assist with the following: finding a cheap flight; the transport from and to any Bulgarian Airport; booking a hotel room where you can pay upon departure; contacting the owner(s) of the property and make an appointment for an inspection; to help you to liaise with the seller(s) and to help you to reach to an agreement.
After the inspection, if you feel satisfied with what you've found we will assist with conducting checks on title deeds and any legal paper work relating to the property. After we've completed all the preparatory work and all the documents are in order, we will assist in proceeding to signing a preliminary contract for the sale/purchase of the desired real estate. On many occasions foreign buyers spend a few days in the country and do not have time to wait until all checks are finished. In those circumstances we may advise you to issue our company with a power of attorney so that we would be able to finalize the sale on your behalf.
According to Bulgarian legislation foreign nationals are not allowed to purchase Bulgarian land. The only way to buy land is through a Bulgarian registered company, which can be with a hundred per cent foreign ownership. In many cases buyers choose to purchase a rural house with some land. In these circumstances you will have to register a company in order to be eligible to purchase the land. Our legal experts are able to assist you with all aspects of the company incorporation. Usually, the company registration goes along with the process of acquiring the desired property. You should not worry about your company book keeping and accounting as we can administer that for you for a small annual fee.
If you are a developer and you'd like to develop real estate projects in Bulgaria, BulgariaWise is again able to assist with any queries relating to this matter. If the plot of land you have acquired needs to be put in regulation and then you need to apply for planning permission, our dedicated experts will deal with everything on your behalf. As to the construction of a completely new building, we are using the services of third party companies, which specialize in property construction .
Apart from that we've got our own building experts who are able to execute refurbishment tasks on your recently acquired property. Price quotes vary depending on the size of the property and the nature of work you'd like to be done. BulgariaWise is also able to assist with furnishing your property.
A few months have passed and now you are already the owner of a Bulgarian Property. It's been refurbished and fully furnished up to UK standards. Your next step is probably to move in.
